Today's rental market is highly challenging, despite the general public belief that renters can get "anything at the lowest price ever." True and false. There is no way to deny that current real estate trends give the advantage to the lessee in this renter's market. But what renters need to be concerned with is signing a lease with a financially strong landlord. This, along with so many other issues, is what CeleKt specializes in and takes care of for you.
Before jumping on the "great deal," we make sure that the landlord is not late with payments, is in good standing with the property/homeowners association, and is current on all dues. In certain Miami condominiums, if the landlord doesn't pay the monthly maintenance fees, the association has the right to deactivate the access cards and fobs from the unit, restricting access to parking or other gated areas. Even worse, you could move into your new place and get a letter of eviction on your door after a few weeks!

A few things to consider when renting:
- Common search criteria: area/locations interested in, number of bedrooms and bathrooms, square footage, view (city, ocean, Intracoastal, etc), flooring (hardwood, tile, carpet, etc.), washer/dryer in unit, swimming pool, valet, parking, gym, security and concierge.
- A Realtor ®'s experience and knowledge will save you a lot of time and money by negotiating the best price and terms for you with respect to today's rental market. Realtors ® ensure that the lease you sign will protect you from any unfortunate events.
- Remember that working with us is free of charge with no cost to you since the lessor (landlord) is the one paying to find a tenant to rent his or her property.
What is a lease?
A lease is a legal, binding agreement that an individual enters into when renting from an owner. Once it is signed, you are legally held responsible for fulfilling its terms. For example, the lease will include the names of the tenant(s), the amount of rent, security deposit, length of lease and a list of utilities not included.
Association approval required for renters: All Miami condominiums require prospective tenants to be approved by the association prior to moving into the unit. Most condo associations will also require and run a background check along with a credit check on each prospective tenant. The approval process usually takes between one and three weeks, and you must anticipate this lapse of time in your rental strategy. The average cost for association applications runs from $100 to $200 and must be paid to the condominium association itself.
Amount of rent and utilities: The amount of rent that you will be paying each month must be expressly written and agreed to in the lease. Be pragmatic and realistic about your budget. Don't forget to think about extra expenses that aren't included in the maintenance fees paid by the landlord, such as cable TV, Internet, home phone, parking and renter's insurance.
Security deposit and advance monies: Most owners will require you to put down a security deposit to cover any expenses that they might incur during and following your tenancy. The amount of the security deposit is usually a full month's rent.
You will hear "first, last and security" a lot. In fact, the majority of leases require three months worth of rent paid before moving in-the first month and the last paid ahead, along with a one-month security deposit, which is fully refundable once you move out as long as the terms of the lease have been respected and that no damage more than regular wear and tear are noticed by the landlord.
Length and terms of lease: The length of your lease may be anywhere from six months to one year. You will be responsible for fulfilling your lease for the entire duration of your lease terms. Who is responsible to pay for the utilities and who is responsible for the replacement of any major appliances may be a few key points to have in the lease that you will sign.
Pet policy: Tell your Realtor ® in the beginning if you have a pet or are interested in getting one in the future, so that we can ensure any prospective landowners and condo associations are pet friendly. Many condominiums also have size and breed restrictions for dogs, require you to carry pet insurance or demand a "pet fee" on top of your monthly rent.
